Before a closing we read the agreement of sale, the title report and the township's use and occupancy requirements, and we flag anything that could delay the day: an old mortgage that was never marked paid, a missing signature from a previous owner, a judgment against someone with the same name.

Deeds are the other half of the work: adding a child, removing an ex-spouse, moving a house into a trust. Each one has tax and family consequences worth a short conversation first.

Most closings and deeds are a flat fee, quoted on the first call.
